RenIQ Terms of Service
These Terms of Service govern the use of the RenIQ website and services. By accessing or using RenIQ, property owners agree to the terms outlined below.
How RenIQ services are provided
1. Scope of Service
RenIQ provides a Cloud-based system for managing long-term rental administration. The service includes structured tenant onboarding, contract handling, invoice generation, payment tracking, and related documentation.
RenIQ is designed to support consistent rental operations through a system-driven workflow. It does not replace the role or responsibility of property owners or property managers, but provides the tools to run rental administration in a clear, organised, and repeatable way.
RenIQ is provided as a subscription-based service and is intended for use in long-term rental contexts only.
2. User Accounts and Access
Access to RenIQ is provided to property owners and authorised users through an account created during signup.
Property owners are responsible for:
Managing access to their RenIQ account
Ensuring that only authorised persons use the system
Keeping login credentials secure
Tenants may be granted limited access for onboarding, viewing documents, and interacting with rental-related information as part of the rental process.
RenIQ is accessed via a web browser. The service does not require local installation and may be updated from time to time to improve functionality, security, or compliance.
3. Subscription and Billing
RenIQ is provided as a subscription-based service. Subscription fees are charged monthly based on the applicable pricing tier and the generation of rental invoices within the system.
Charges apply only to rental units that generate an invoice during a billing period. Units that do not generate an invoice are not billed.
The applicable subscription tier is determined by the number of registered rental units associated with a property. Pricing details are made available on the RenIQ website and may be updated from time to time.
Subscription fees are payable by the property owner or property manager. Tenants are not charged for access to RenIQ.
4. Tenant Access
Tenant access to RenIQ is provided as part of the rental onboarding process.
Tenants may use RenIQ to:
Complete the required onboarding steps
Provide their personal and rental-related information
Review and formally accept rental contracts and house rules
View invoices, payment status, and related rental documents
Use the available payment functionality to pay invoice amounts, where enabled
Tenants are responsible for providing accurate and complete information during the onboarding process.
5. Responsibilities of Property Owners
Property owners use RenIQ to configure and manage information related to their properties, rental units, cost structures, and billing rules.
Property owners are responsible for:
Ensuring that property and unit information entered into RenIQ is accurate and kept up to date
Defining rental rules, billing structures, and invoice-related settings
Using RenIQ in accordance with applicable laws and regulations
Communicating with tenants regarding rental terms and obligations outside the scope of system-generated documentation
RenIQ operates based on the information and rules configured by property owners and does not independently verify the accuracy or completeness of owner-provided data.
6. System Availability and Changes
RenIQ is provided as a cloud-based service and is accessed via the internet. While reasonable efforts are made to ensure availability and reliability, uninterrupted or error-free operation cannot be guaranteed.
RenIQ may be updated, modified, or improved from time to time to maintain security, stability, and functionality. These changes may occur without prior notice and may affect how certain features operate.
Temporary interruptions may occur due to maintenance, updates, or circumstances beyond RenIQ’s control.
7. Intellectual Property
All rights, title, and interest in and to the RenIQ system, including software, design, documentation, and related materials, remain the exclusive property of RenIQ.
Use of RenIQ does not grant property owners or tenants any ownership rights in the system or its underlying intellectual property. Users are granted a limited, non-exclusive, non-transferable right to use RenIQ solely for its intended purpose in accordance with these Terms of Service.
8. Limitation of Liability
RenIQ is provided on an “as is” and “as available” basis. To the maximum extent permitted by law, RenIQ shall not be liable for any indirect, incidental, special, consequential, or economic losses arising from the use of, or inability to use, the service.
RenIQ does not guarantee specific outcomes related to rental income, payment timing, or tenant behaviour. Property owners remain responsible for managing their rental operations and relationships.
Nothing in these Terms of Service limits liability where such limitation is not permitted by applicable law.
9. Termination
Property owners may stop using RenIQ at any time by cancelling their subscription in accordance with the procedures made available within the service.
Upon termination, access to RenIQ will end. Rental data and documents may no longer be accessible after termination, except where retention is required for legal or operational reasons.
RenIQ reserves the right to suspend or terminate access to the service if these Terms of Service are materially breached or if use of the service is unlawful.
10. Governing Law
These Terms of Service are governed by and construed in accordance with the laws of the Kingdom of Thailand.
Any disputes arising out of or in connection with the use of RenIQ shall be subject to the jurisdiction of the courts of Thailand.
11. Changes to These Terms
RenIQ may update these Terms of Service from time to time to reflect changes to the service, legal requirements, or operational practices.
The most current version of the Terms of Service will always be made available on the RenIQ website. Continued use of RenIQ after changes take effect constitutes acceptance of the updated Terms.
